Falcon Engineering Ltd. relocated to Unit 200 at 730 Vaughan Ave, which is part of an innovative mixed-use development of new and renovated buildings in downtown Kelowna. Falcon provided the engineering design for this tenant improvement project, involving power distribution, lighting, HVAC and fire protection design, ITIM, security and controls.
730 Vaughan Ave is a new construction two-storey office building which features Mass Timber (NLT) construction and several energy-efficiency initiatives in building design and engineering systems. The project was one of Kelowna’s first Step Code 3 buildings.
From an electrical, mechanical and fire protection engineering perspective, the project’s success reflects the team’s artful management of the layout requirements for Falcon’s new office and the technical challenges of the exposed structure NLT building shell. The 7,500 sq.ft. space accommodates about 50 people in an open office environment, with workstations, offices, meeting rooms, collaborative spaces and a large seminar format board room. The office features floor to ceiling dimension of 12’-4”, long sightlines, minimal partitioning and a centrally positioned server room.
The structural system contains no ceiling cavities for concealed building services. Systems are mostly visible and require significant coordination in early design stages. Service penetrations were permitted only in very specific locations. Falcon’s design involved detailed planning of HVAC, fire sprinklers and electrical installation work far in advance of scheduled installation on site.
The engineering team worked closely with the timber fabricator and trades on site to complete this unique office TI. The new Falcon office was completed in August 2024.
